I don't see any listings for my country, destination, town, city, or region....should I still place a listing?
Yes! Once you create your listing our system will automatically create a new category for your country, destination, town, city, or region. We do not show cities where we do not have listings so we do not disappoint a searcher. But, once your home is listed, when they search, they will find it.
Do you really reject some properties and opt not to include them in the site, even if the advertiser is willing to pay for their listing?
Yes, we do occasionally reject properties that do not meet our criteria. Often enough, these homes meet our criteria on many levels such as a good location, a beautiful living room, quality kitchen, access to amenities, and so on...However, very often a home will be rejected simply because the decor of bedrooms is not inviting enough. The total comfort of a home includes a beautifully presented bed and linens together with a warm and comfortable ambiance created by paint or other finishings, like a bedside rug for softness. We will routinely reject homes that just have an old-looking cover thrown over a bed and/or no bedskirt, no headboard, no selection of pillows and so on, exposed mattresses and especially where metal legs of a box springs or metal frame are exposed. Some furnishings, often in Europe, are beautifully simple with a modest coverlit over the edge of a perfectly made bed, yet everything is pristine, comfortable, and showed some effort. We appreciate when some effort has been made to accomodate guests in comfortable and inviting bedrooms.
Do I have to take time to fill out all the property details before I know if the property is approved for publication on the site?
No, we ask only that you provide us some basic details and some photos so we can ascertain if the property would be appropriate. Once that is submitted, we'll be back to you within 2 business days with approval or denial. On occasion, before approval, we may contact you if we have further questions about the property or the enterprise behind it.
When the property is approved, you'll be asked to click through a detailed property questionnaire and complete your Feature Ad. This is an easy, multi-step process and you can save your work and come back to it at any time prior to publication. To publish the ad, we'll ask you to go to our Payments Page and complete the process.
We don't always approve every property, which is why we ask you to carefully read through Our Criteria first before going to the trouble of submitting your Feature Ad.
How long does it take to get my Feature Ad up and running?
How quickly your ad can be published depends a great deal on how quickly you can complete a thorough and detailed questionnaire about the property, including image and video uploads, and a description of the vacation home.
After initial approval of your basic villa details and images, we will provide you with a provisional approval to pay for your ad and continue beautifying it (or sometimes we don't approve, sorry).
After basic approval, and once we receive your remaining questionnaire and photography, it usually takes no more than 2-4 business days for your final ad to published, subject to a second final approval of the ad in its entirety. After that, you may modify it as you like, and changes usually take effect immediately.

Why do I need to submit so many details about my property? This is so time consuming.
It is in your best interest to be as detailed as possible in filling out our questionnaire. Luxuryvillafinder.com is more than just another place to show off your property—it is a deep and thoughtful search engine. Users of the website who are seeking a rental property with very specific qualities (i.e. number of beds, wheelchair accessible, Jacuzzi, pet-friendly, art studio, etc.) will be able to find you quickly if you provide the details.
The more detailed you are, the more likely a potential renter won’t waste your time with multiple e-mails and questions. He/She will go right to booking the home! And, potential renters with many specific or unique requirements will be thrilled to quickly find and rent your property using our Advanced Search facility!
Our advertisers spend some focused and creative time in the beginning on sharing the home's details in a well-presented Feature Ad for the luxury vacation property. Later, they relax knowing they have a stand-alone marketing piece and can sit back and enjoy more and better quality bookings.

What can I do to further enhance my Feature Ad?
Your Feature Ad already comes with many enhancements such as the ability to search optimize it yourself (or with our help), add up to 3 You Tube videos, many photographs, details, and destination info. We suggest you first do the maximum to make your Feature Ad as complete as it can be by doing the following:
- Take the time to write an informative and colorful description of the home. Decide on the best keywords for the property rental and use them a few times (but not too much) in the body of your description.
- Make some nice videos of the property and have them professionally edited. Videos are incredibly powerful selling tools! AND we can further search optimize them for you in our You Tube account if you express upload them to us when prompted in the ad set up area.
- Write personally about your property's locale, nearby sights, attractions, things to do, favorite restaurants.

If you have a Special Announcement like a last minute availability or special offfer, you may also add it on to your ad at additional cost, and it will also be seen just off home page in our Special Offers link. See a Sample.
Get your property "Lux Veritas Verified" (it's free!) and we'll apply our "Seal of Approval" to the Ad. This gives your ad an added prestige and provides customers with a greater sense of security the property has been screened. Once your ad has been published, we'll contact you to complete this step.
How is the order in which villas appear in search results determined?
In a very general search scenario, order is determined by length of time the advertiser has had an account with Luxuryvillafinder.
Order is also determined by the type and details of the search conducted. Search results order is determined by the number of specifc factors the property meets for the searcher. The property that meets the most criteria entered will come up first in a search.
We have a website and phone number for our property. Why don't you allow us to list our website or phone number in the Feature Ad? Other sites do.
We seek to provide a fair, balanced advertising environment for all our advertisers, whether they have their own exclusive website or not. Listings containing URLS (websites) and email addresses can be very problematic for advertisers for a number of reasons.
1. Potential renters following links out of the site can get lost in a maze of pages, which takes attention away from the renter browsing among all of our selection, making them less likely (some statistics say 40% less likely!) to view and book your rental.
2. Property profiles containing email addresses or direct contact info are prime targets for automatic systems that look for email addresses on line, then sell to mailing lists or spammers. Apart from causing owners to receive spam, these "spiderings" of the site can slow down the site, therefore lowering the number of listing views and inquiries, and by extention, decrease your bookings.
3. Last but not least, we want the clients who found you through us, to
contact you through us, so that you can track for yourself the power of
advertising with Luxuryvillafinder.com. If they booked through your
website or phone number and you forgot to ask, you might never realize that
Luxuryvillafinder.com sent them your way.
So please, do not add a URL (website) or email address anywhere but where we ask you to for our private contact with you.
The fix? After an
initial booking inquiry by e-mail, you may direct renters to your
website or a booking engine for the property and give them any contact info you like. In fact, you can automate the process so every response to your Feature Ad gets your contact info. In My Account you can set up a custom auto-responder email so that your website, contact info or any special instructions are returned to the sender automatically.
Alternatively, you may share your contact info by featuring the website address in your You Tube video (using the Annotations feature). You can also show your website address in your You Tube account where the video is viewed. That is not in our direct control but still viewable from your Feature Ad.
Why don't you include a review or ratings system for the properties in the site?
This is very apropos as travelers rely more and more on ratings and reviews to make travel decisions. We are still a bit old-fashioned here at luxuryvillafinder.com.
Our site's advertisers represent the higher end of the vacation rental spectrum. As such, we trust that they have met Our Criteria and are running a viable vacation rental that meets or exceeds the description they created for the property. We encourage advertisers to use their Feature Ad to give honest assessments of any potential problems or quirks, or imperfections with their vacation home offering.
We provide a link to a Testimonials page where our advertisers can
submit Thank-you notes, comments from former renters, references, etc.
for their properties. If their property was rated or reviewed in a site
such as Flipkey.com, they are welcome to quote from those reviews in
their Feature Ad.
We will happily publish what we feel are sincere
testimonials, and if further references or reviews are needed then the
property owner can choose to provide them personally to their potential
clients.
We feel that each villa stay and the experience of a property is so subjective that it would be unfair to our particular demographic of advertisers to allow random site users or even confirmed former clients to provide reviews or feedback via a ratings system. We feel the risk of unfair or untrue reviews publically and permanently appearing on the internet could potentially damage the livelihood and reputation of a property owner. Therefore we have opted out of reviews and ratings.
We are very interested to discreetly hear what people have to say about the properties they experienced after finding them on our site. Contact Us with your comments. If requested, we'll share your concerns with the advertiser in question. As we are not involved in bookings or property management, we cannot play a part in resolving any financial or other disputes between the owner and renter.
We always reserve the right to pull an ad for no given reason and refund our advertisers' money. This could occur if a property receives consistent, honest and serious complaints from verified renters of that particular property.
In general, we don't have open-access reviews and ratings on the site because we do everything we can to ensure (up front and behind the scenes) that the home is nothing less than fabulous and meeting visitor's expectations, whether it's a "simple chic" bungalow in Borneo or a "world's most exclusive" private island in the Caribbean.
I don't see Luxuryvillafinder coming up in Google, Yahoo, etc. when I search for words related to vacation property renting. When will that happen?

Our property is 'quirky'. Can we still advertise with you?
Possibly, but please see our list of criteria. We like 'quirky' when it means that a property offers guests a unique experience, location, amenity, or even decor that is highly original, culturally specific or even a bit wild and crazy....all without sacrificing a high standard for comfort, charm, and being rented and managed in a professional manner.
We'd like to showcase your colonial furnished safari tent, your plush houseboat docked on the Danube, your all-white Florida condo or your Memphis, Tennesse home filled with velvet Elvis paintings (and Elvis look-a-like butler) - just make sure guests know exactly what they're getting into.
We own or represent a bed and breakfast, maison d'hôtes, pensione, or small hotel. Can we advertise on Luxuryvillafinder.com?
Most certainly. As long as your property is available to rent, in its entirety, upon a client’s request for a group stay, you are welcome. We limit ourselves to hotel-type properties with 27 or fewer rooms in entirety. In this case we usually like the focus of your advertising on LVF to be toward accomodations for destination weddings, family reunions, small group tours, or executive retreats.
If you have or manage a luxury inn, boutique hotel, maison d’hôtes, riad, bed and breakfast, or safari lodge you are most welcome here. If you are a larger hotel property but offer detatched suites, villas or guesthouses within the property, you are also welcome to advertise your accommodation, as long as special emphasis is given to these specific aspects of your hotel.
If a client becomes interested only in booking one suite in your larger establishment, then we are thrilled to have referred them.
We only like to offer our property for exchange with other owners. Can we advertise with you?
Yes, you will come up in searches for “exchange properties” and be featured in the category called “exchange properties” as well as the cost category, “for exchange only.”

Not all the apartments and homes on the site look very "luxurious." Why is that?
Sometimes we allow vacation rentals on the site that may have very simple or even "un-stylish" furnishings, simply because they may have an amazing location, perhaps an Amalfi Coast apartment overlooking the sea, or they just have an authentic charm. Sometimes a property will just have an amazing outdoor space that makes up for the simple interior, and so we take that into consideration in destinations where guests would be spending most of their time outdoors of the home. Different countries also typically have different standards of luxury on the whole, and so having hot running water or even wifi may be considered a "luxury" in some places; we consider these things when approving properties for the site.
